How to Choose an IFC Viewer: 7 Checks to Avoid Regret

Seven practical checks before you pick an IFC viewer: version support, property display, sectioning, sharing and performance — so it does not bite you on site.

There are plenty of IFC viewers, free and paid. Pick one purely because “it shows the 3D” and you’ll later hit walls — no property access, big models won’t open, can’t share. This article lays out seven checkpoints for choosing an IFC viewer.

The seven checkpoints

① IFC version support

Which of IFC2x3 / 4 / 4.3 it opens. Most projects still hand over IFC2x3, but IFC4 is increasingly common and IFC4.3 is required for infrastructure. A viewer that only claims “IFC support” without naming versions is a warning sign — ask, or test with your own file.

② Property display

Not just 3D — can you inspect element properties? Check that it shows property sets including custom ones, and quantities, not only a name and a type. Without properties a BIM model is just a heavy 3D file.

③ Sections & isolate

Section cuts, storey filtering, show/hide and isolate. These are what let you look inside a building rather than at its facade — and they are the first things missing from a bare-minimum viewer.

④ Ease of sharing

Can you show others via a link without forcing an install on them? Ask whether links can be revoked and whether the recipient needs an account — a share you cannot withdraw is a liability on a confidential model.

⑤ Issues

Can you raise and share issues (BCF)? What matters is whether an issue carries a saved viewpoint, so the recipient opens the link and lands on the exact angle and element — and whether it imports and exports .bcfzip so it survives the trip to another tool.

⑥ Performance

Does it open thousands of elements at usable speed? Judge two things separately: how long the first load takes, and whether rotating stays smooth afterwards. A tool that is fast on a 5 MB sample can stall on a 100 MB production model.

⑦ Ease of adoption

Install needed? Which OS? Cost? Can you try it freely? Consider the whole team, not yourself — if a partner on a locked-down PC or an iPad cannot open what you send, the tool has failed at the only moment that counted.

Choose by working backward from your use

Rather than chasing the most features, start from “what will I actually use this for.”

Just need to see inside

Prioritise version support, property display and easy adoption. A free web viewer is the quick route.

Review and raise issues

Value sectioning, isolate, issues (BCF) and sharing.

Handle large models

Value performance and offline use. A desktop tool is a candidate.
